Here’s a simple rule for living in Miami. If you look out your window and you see a skyline, you’re overpaying. They got you. That view comes with a tax nobody explains on the tour. Every apartment with a little bit of glass and a little bit of skyline is charging you at least twenty percent more than the space is actually worth. And then, right when you think you’ve made peace with that, here comes the second bill. The HOA. The monthly fee that’s supposed to keep the building beautiful, and somehow the building never gets more beautiful.
The Skyline Tax Is Real
I’m not saying don’t live somewhere nice. I’m saying know what you’re paying for. In Miami, you’re not renting square footage. You’re renting a vibe. You’re renting the ability to post a sunset from your balcony and let everybody back home think you made it. And look, I respect the hustle, but the landlord respects it more. They know you want that photo. They price the photo into the rent.
Meanwhile the actual apartment is the size of a walk-in closet with a kitchen that’s basically a hot plate and a dream. You’re paying Brickell money to sleep six feet from your refrigerator. But hey, you can see the bay. If you lean. Off to the left. Past the other building that’s blocking the bay.
HOA Stands for Hustle On Apartments
I’ve been saying this for years and I’m going to put it on a shirt. HOA stands for Hustle On Apartments. Because that’s what it is. I had a stint living on Miami Beach, and I’ve visited enough buildings around this city to know the pattern. You pay the fee every month, and what do you get? The elevator works for a while and then it doesn’t. The gym has three machines and one of them has an out of order sign that’s been there since the building opened. The windows are dirty. The guy at the front desk is half asleep, or he’s not there at all, and you start wondering if he’s a real employee or a rumor.
And then I hear about luxury buildings where the HOA is running forty, fifty grand a year. Bro. That’s somebody’s salary. For that money, the HOA should come with a maid. Somebody should be folding my towels into little swans. Somebody should be meeting me at the car with a cafecito. Instead people pay that and still say it’s not worth the price. That’s the Miami special. Premium price, regular experience, and a newsletter telling you the pool is closed for maintenance again.
Every Once in a While, Somebody Gets Caught
Every so often there’s a story on the local news about a condo building manager getting arrested for taking kickbacks. Contracts going to whoever slides the envelope, missing records, board members getting cut out of decisions. And every time one of those stories comes out, my first thought isn’t “wow, I can’t believe it.” My first thought is “only one?” Because you know good and well that’s not the only building with a little side hustle going on.
And the part that gets me is the dollar amount. Sometimes it’s like twenty thousand. In Miami? Twenty thousand is a down payment on a parking spot. If you’re going to risk your freedom running a hustle on apartments, at least make it make sense. That’s not a crime, that’s a cry for help. Pay it back, get a real job, and go buy a Pub Sub with your remaining dignity.
But seriously, it tells you something about how these buildings work. Residents hand over money every single month and most of them never ask where it goes. They just see a fee, sigh, and pay it. Meanwhile somebody with “exclusive control over multi-million dollar contracts” is basically running a small country out of the management office. If you live in a building with an HOA, go to a meeting. Ask for the budget. Watch how fast people start sweating.
Why Does This Building Even Have an HOA?
Some of these buildings, I look at them and I’m like, what exactly is the HOA doing? I saw one on the news that looked like a prison with a weird metal structure on top, like a ramp a wrestler would come down from before a match. No pool you’d want to get in, no lobby worth mentioning, nothing. If your building looks like that, the HOA should be zero. Everybody cleans their own apartment. Make sure nothing is falling off the building, follow the zoning rules, done. That’s the whole job.
And to be fair, inspections and maintenance matter. Nobody in Florida is joking about building safety anymore, and that’s real money that has to be spent. But that’s exactly why the fees should be transparent. If I’m paying for concrete repairs, show me the concrete. If I’m paying for the gym, fix the treadmill. Don’t charge me for a spa experience and give me a hallway that smells like somebody’s arroz con pollo from 2019.
So Where Are You Supposed to Live?
This is the trap. Apartments in Miami are a hustle, and houses are so expensive that you basically have to move to Homestead to find something you can afford. Which, nothing against Homestead, I love it out there. But now everything is two hours away, and that’s before rush hour. You save money on rent and spend it all on gas, tolls, and therapy from sitting on the Turnpike.
So you’re stuck choosing between paying the skyline tax with a side of HOA, or paying the traffic tax with a side of alligators. That’s the Miami housing menu. No substitutions. And the waiter is also your landlord.
Here’s my advice. If you’re signing a lease or buying a condo, ask about the HOA like you’re interrogating a suspect. What’s it cover, when did it go up last, what are the reserves, is there an assessment coming? If the answers sound vague, that’s your answer. And if the front desk guy is asleep during your tour, he’s going to be asleep the whole time you live there. Trust the vibes. The vibes don’t lie, even when the HOA does.
Miami will always charge you extra for the view. That’s part of the deal. Just make sure you’re not also paying for somebody’s side hustle. Hustle On Apartments. You heard it here first. Okay, you heard it here years ago, but now it’s official.
